Last week, a demolition permit was filed for 3300 Main. The parcel is owned by the Midtown Redevelopment Authority, but PMRG has had plans to buy the 1.16-acre site and turn it into a mixed-use high-rise since 2014. A Midtown official said the sale is expected to close at the end of this year. The property will be developed into a 336-unit mixed-use multifamily project with 14k SF of retail space and 521 parking spots.

PMRG has been committed to this parcel for a few years now. PMRG's Roger Gregory tells us this project is in line with the firm's long-term strategy. Roger loves the location, adjacent to the main rail line, one block from a stop. It's also near many different uses, like The Ensemble Theater, one of the oldest African-American theaters in the country, one block from 40k SF of retail, three blocks from Midtown's new park and five blocks from Midtown's Whole Foods. A timeline for breaking ground hasn't been set, but Roger expect things will kick off sometime in 2017.

Many may recognize the building as the former location of Houston's code enforcement offices. The Midtown Development Authority bought the building from the city for $5M in 2011.
