A Rendering Of 841 Yale In Houston

After a nearly 10-year hiatus, Houston-based Allegro Builders is launching a new mixed project in The Heights. Dubbed 841 Yale, the three-story boutique facility will be geared for both restaurant and office users. The 8,400 SF project is expected to deliver in the third quarter of 2019.

“The façade mirrors the evolution of The Heights and our own aesthetic since we began investing in this area 20 years ago,” Allegro Builders Natacha Leonards-La Francesca said in a release. “We’ve always looked to the history and workmanship of the neighborhood for inspiration when building here ... At 841 Yale, we wanted to bridge those two worlds to create something truly sophisticated and standout — and with an element of whimsy that is also very much in keeping here.”

The first floor is an attractive location for a retail, café or salon tenant with glass storefront incorporating two entrances, while the second and third levels are ideal for medical or creative workspaces. Due to the open floor plan, the facility offers a range of customized spaces with high ceilings and floor-to-ceiling windows.

Its turn-of-the-century origins play a notable role in the design of the property. The first two stories will feature craftsmen masonry and brick patterns plus arched metal windows, while the top floor will embrace the modernized world through dark metal cladding and cut-out balconies with glass railings.

Allegro Builders is the mastermind behind several prominent custom homes and remodels in The Heights, including its mixed-use headquarters at 1001 Studewood, also the home of Maison Pucha Bistro, and nearby 933 Studewood, which touts BCK restaurant.

Situated between two thriving destinations — the Heights Mercantile and 11th Street — 841 Yale is highly visible and accessible via car, foot and nearby hike/bike trail.

“Community is key to The Heights, and as a company that also shares a long-standing base of operations here, we’re excited to market a property that speaks to the past and future of this unique urban enclave with a scale, finish and functionality that we feel will resonate with discerning residents, as well as the distinctive businesses looking to have a presence here,” said Heritage Texas Properties' Chris Williams, who will be responsible for leasing.
