Trammell Crow JV Delivers 1.4M SF Empty Industrial Park In Fort Bend

Trammell Crow Co. and joint venture partner Daiwa House Texas Inc. delivered Blue Ridge Commerce Center, adding 1.4M SF of industrial space in Fort Bend County.

The joint venture broke ground in August 2024 on the park, which has five buildings ranging from 154K SF to 431K SF.

All of the buildings are available for sale or lease, according to a news release.

Blue Ridge Commerce Center is on 92 acres at the corner of Fort Bend Parkway and McHard Road. The park’s immediate access to the Fort Bend Parkway, Beltway 8 and U.S. Highway 90 should appeal to a wide range of businesses, TCC principal George Farish said in the release.

“The Greater Houston region continues to prove itself as a [magnet] for modern logistics and manufacturing users,” Farish said.

Despite supply outpacing demand, industrial construction starts in the Houston region have picked up this year.

Construction starts totaled nearly 19M SF in the second quarter, a 77% increase from a year earlier, according to a report from Colliers. New deliveries reached 3.8M SF last quarter, of which 29% was preleased.

There was about 7.7M SF of industrial leasing activity last quarter, down from 12M SF a year ago but only resulting in a vacancy rate of 6.9%, which is lower than the year-ago rate of 7.3%, according to Colliers.

Daiwa House Texas Inc. is the United States subsidiary of Japan-based Daiwa House Industry Co. Blue Ridge Commerce Center is Daiwa House’s first investment in the U.S industrial sector, according to the news release.

Seeberger Architecture and BGE were the project’s architect and civil engineer, respectively. E.E. Reed Construction was the general contractor for the buildings, and Linco Construction Co. was the general contractor for infrastructure work.

Sumitomo Mitsui Banking Corp. provided project financing. CBRE is marketing and leasing the project.
