Houston-based Davis Commercial Development has made a massive industrial commitment in north Houston.

The firm purchased a 34.9-acre lot to build Cypress Preserve Logistics Center, a 560K SF speculative industrial park near the intersection of Interstate 45 and FM 1960.

The Class-A park on Cypress Slough Drive will include two cross-dock buildings and two single-tenant buildings. It will feature flexible space from 65K SF to 258K SF with 32-foot clear heights, Early Suppression Fast Response fire suppression system and trailer parking. Separate truck lanes will be created to segregate all employee parking.

Cypress Preserve is marketed for logistics and e-commerce providers that require access to the entire Houston area and its highly populated submarkets like The Woodlands and Conroe.

"We are developing to Class-A institutional standards in the north market located at the mid-point of Beltway 8 and the Grand Parkway,” Davis Commercial Development principal Jeff Stringer said in a statement. “In addition, we are in the shadow of Bush International Airport and all of the new and existing residential roof-tops on the north side of Houston.”

The park's design will embrace modern technology and design trends such as multileveled canopies and extensive use of energy-efficient glass. Construction is slated to begin in January and wrap up by the fourth quarter.

Demand for logistics and distribution hubs throughout Houston remains high. Net industrial absorption skyrocketed over the quarter by 157% from 700K SF to 1.8M SF. Industrial vacancy stands at 5.7%.

Colliers International's Walker B. Barnett and Ryan Byrd represented the buyer, Davis Commercial Development, and will be responsible for marketing and leasing the property. Colliers International's Todd Edmonds and Michelle Soderberg represented the land seller, Hendricks Interest LLC.
