Transwestern broke ground on Phase 2 of Innerbelt Northwest Logistics Park, an industrial development totaling about 1.4M SF in Northwest Houston.

The four-building phase, expected to deliver in the third quarter of this year, includes two buildings that are 100% preleased and two buildings available for lease, according to a press release from Houston-based Transwestern.
The industrial park is inside Beltway 8, near the intersection with U.S. 290. The Northwest market accounts for nearly a quarter of industrial construction activity in the Houston metro, with about 1.4M SF of projects breaking ground in the submarket during Q4, per Transwestern.
The available buildings will include the 183K SF Building 1 and 429K SF Building 2. Phase 1 of Innerbelt Northwest Logistics Park, which included two buildings totaling 601K SF, was completed in the second quarter of 2025.
Phase 1 is fully leased by Foxconn, the tech manufacturer for Apple and Nvidia. In another Northwest Houston industrial move, Foxconn purchased the 1M SF Fairbanks Logistics Park last year.

The two preleased buildings in Phase 2 total 762K SF, according to a marketing flyer. Transwestern's National Logistics Group has completed or commenced over $3.6B of logistics development projects totaling more than 50.9M SF since 2012.
