Springwoods Village Announces Next Phase

After months of building anticipation, Springwoods Village is ready to go forward on its next development—Patrinely Group, CDC Houston, and USAA Real Estate are joining forces to develop the town center. (They join history's great triumvirates like Caesar's First Triumvirate, the Three Excellencies of the Han Dynasty, and the band Cream.)

It’s called town center no more—the 60-acre mixed-use project will be known as CityPlace and have 400k SF of retail offerings. Leasing agent JLL SVP Chrissy Wilson (here between colleagues Laurel Chick and Giang Quach) tells us it’ll include 4M SF of Class-A office space above ground-floor retail (if you work there you will be able to see what your co-workers are purchasing on their lunch breaks), luxury urban multifamily, and a full-service hotel. The first phase of office includes two buildings totaling 440k SF, which could go single- or multi-tenant. Chrissy says Building 1 will be five stories and 147k SF and will feature 28k SF floor plates. Building 2 will be 10 stories and 295k SF with 29,200 SF floor plates. CityPlace Springwoods Village is the most accessible location in Houston at the confluence of I-45, Hardy Toll Road, and Grand Parkway (2015), she tells us.

The LEED Gold buildings are designed by Gensler and will be built by Harvey at the eastern edge of CityPlace. Chrissy tells us construction of the first office building and retail space will begin later this year for delivery at the end of 2015. Chrissy’s pre-leasing the office buildings with teammates Ronnie Deyo and Chris Dekker. Transwestern’s Nick Hernandez, Chace Henke, and Crystal Allen will lease the ground-floor retail. That’s not all for CityPlace, though—Martin Fein will build a 268-unit Class-A multifamily community (also with ground-floor retail), and Woodbine Development will develop a full-service hotel and a Residence Inn by Marriott on the western end.
