A $65M, five-story multifamily community developed by Dallas-based Lang Partners broke ground south of Downtown Fort Worth.

Like many of its time, it will also offer on-site coworking space.

The property, known as The Cooper, is expected to open in 2020 at 1001 West Rosedale St., making it one of the largest multifamily developments near the city’s Southside district, Lang Partners said.

It meets the city’s long-term objective of creating a walkable downtown with modern residences, where citizens can stroll from work to home to local entertainment venues.

The development has a 76 walkability score and an 81 bike score by Walk Score since the environment surrounding it is designed to reduce residents' need for a car. Dallas' average walkability score is 46, and Fort Worth's average is 34.

The development will offer one-, two- and three-bedroom hotel-inspired apartments, as well as lofts and townhomes. Units will have glass views of the city, walk-in glass showers, private terraces and chefs’ kitchens.

Apartments and townhouse are expected to lease anywhere from $1,200 to $4K per month, with floor plans running from 600 to 1,810 SF.

The facility also will offer private cabanas around the pool areas, a yoga studio, a fitness center, a gourmet coffee bar and large coworking spaces and conference rooms.

“The property started out as single-family homes and small businesses, so land assemblage was complicated and re-zoning was required, which took years to complete,” Lang Partners founder and Director Dirik Oudt said in a release. “As a Fort Worth-native, it is so exciting to see this project — which is the largest and finest in our company history — finally come to fruition.”

KWA Construction is serving as general contractor on the project, while GFF is the named architect. Interior design will be handled by Moore Design Group, with Huitt-Zollars working as the civil engineer.

Jordan & Skala Engineers and Vertika will be handling the GEP engineering and structural engineering, respectively.
