7 Acres In South Dallas Purchased For Industrial Project

The Dallas-Fort Worth industrial pipeline keeps growing with HSM Bonnie View LP buying 7 acres in South Dallas for a future industrial site.

HSM Bonnie View acquired land at the corner of Bonnie View and Langdon Road, south of Interstate 20 and near Interstates 35 and 45.

“There is a lot of new activity happening in this submarket south of I-20, and we have several avenues to market the property. Future development will depend on which of several scenarios occur," HSM Equity Partners Senior Vice President of Commercial Development Mark Smith said in a statement. “We purchased the site as a land play to see what the market might bring to us."

The sale of the land was brokered by Henry S. Miller's Huntley Luna and Nick Robinson. The seller is First United Bank in McKinney, which hired Colliers' Tom Pearson and Chris Teasdale to handle negotiations on its behalf.

DFW is leading the nation in industrial construction, with 28M SF expected to go under development this year and 79 new ground-up projects already scheduled, according to CommercialSearch.

Among all U.S. markets studied by the research firm, Dallas ranks No. 1 in 2021 for the amount of space in its potential delivery pipeline.
