CTDI Nabs Full-Building Lease Inside 706K SF Transwestern Distribution Facility

Transwestern Investment Group leased up a 706K SF distribution facility in the Alliance submarket just three months after purchasing the building.

Engineering, repair and logistics company CTDI leased the entire industrial property from TIG.

In December, TIG acquired the facility at 1753 Chaplin Drive in Fort Worth, along with another 494K SF building at 15453 Wolff Crossing in the Alliance industrial submarket.

The property leased to CTDI is 20 miles from Dallas-Fort Worth International Airport and comes with a 36-foot clear height and access to Interstate 35 West, U.S. Route 287 and Highway 114. CBRE’s Nathan Lawrence and Krista Raymond represented TIG.

“We are pleased to execute a full-building lease within three months of acquiring this state-of-the-art property,” TIG Managing Director Richard Yeh said. “In addition to the building’s location and size, CTDI was attracted to the speed with which it could move in and become operational.”

The Alliance submarket, developed by Hillwood, is also home to BNSF Railway and Union Pacific’s Alliance Intermodal Facility.

The northeast Tarrant County/Alliance submarket recorded 2M SF of industrial space under construction in this leasing cycle, Transwestern Commercial Services data shows.
