Arlington Getting New 1.6M SF Business Park

AT&T Stadium is about to get a neighbor. This spring, Ridge Development will break ground on Park 20/360, a 1.6M SF industrial park at the northwest corner of I-20 and SH 360 in Arlington. It’s owned by a JV between Invesco and Ridge Development and will consist of two phases and eight buildings able to accommodate users from 20k SF to 715k SF. It’ll be split into three different spaces: bulk distribution, warehouse and flex.

Ridge EVP Kent Newsom tells us the Metroplex has had strong demand for industrial space for some time, especially in the Southwest Industrial District. The strong economy, varied commercial makeup and excellent location gave his team confidence to build such a large project. He’s already got two leases in the works and expects to see strong pre-leasing. He believes the location (close to Arlington Highlands lifestyle center and Globe Life Park) will appeal to regional and national customers.

There were some challenges in obtaining the property; it was originally owned by a nine-member California credit union, and it took over a year of negotiations to finally seal the deal. The property used to contain a Johnson & Johnson glove manufacturing plant that was later transformed into a church. These will be removed in upcoming months, Kent says.
