The Deal Sheet; Frost Bank's Wish List

Outgrowing its current space, Santa (aka the Harwood District) granted Frost Bank its Christmas wish with the start of it's new Frost Tower. It's been on the bank's wish list for more than a year. Now the trick is how to get a big red bow wrapped around it.

On Wolf Street near the entrance to the Dallas North Tollway, the new 22-story Class-A pencil office tower will feature about 167k SF with more than 9,000 SF of mixed retail and landscaped garden. Harwood VP Jihane Boury tells us Frost Bank's business has grown at such a rapid pace that a central space was needed instead of various office locations. (It made office birthdays really hard to organize.) The bank already occupied a full floor at 2727 N Harwood and has been a long-term tenant within the Harwood district since 1996. "The timing was perfect for us as we are approximately 98% leased and need more space for tenants," Jihane tells us. Frost Bank is taking 40% (about 57k SF) and a potential tenant is looking at four floors, she says. Additionally, there are various law firms and tech firms considering the penthouse levels, she says. On a festive note, here's the Harwood district Christmas tree (the tallest in Uptown). Jihane tells us there are more than 500,000 lights throughout the district.
