Tishman Speyer Makes Charlotte Debut With $76.3M Apartment Buy

New York-based investment firm Tishman Speyer has entered the Charlotte market with the purchase of a multifamily development in Dilworth.

The company paid $76.3M for Berkshire Dilworth, which sits at 1351 E. Morehead St., the Charlotte Business Journal reported. The seller, Boston-based Berkshire Residential Investments, bought the property in 2019 for $83M, according to the CBJ, citing Mecklenburg County records.

The multifamily community features 296 studio, one- and two-bedroom apartments. Amenities include a fitness center, pool, rooftop lounge and yoga room. The ground floor includes 3K SF of retail.

Tishman completed the acquisition through its $973M TS Plus fund, the CBJ reported. The company told the CBJ that it is planning a series of investments to upgrade the development’s exterior, amenity spaces and apartment units.

The property delivered in 2016 and is roughly 97% leased, according to the CBJ.

The deal marks Tishman’s first property in Charlotte, the CBJ reported. The firm entered the North Carolina market in January when it acquired The Maggie, a 244-unit multifamily community in Raleigh, also through the company’s TS fund. Other acquisitions through the fund include industrial properties in Northern California and South Florida and residential communities in Chicago, Dallas and Raleigh, according to Citybiz.

Charlotte’s multifamily market is seeing consistent renter demand, backed by employment growth, according to a Northmarq report from the first quarter. Local asking rents rose by 0.4% during the first three months of 2026 to $1,559 per month, the report said, noting that they are down 2.1% annually. Northmarq forecast rents in Charlotte will continue to increase this year.
