5 Major Projects in Allston-Brighton

The New Balance HQ that officially opened yesterday is one of several game changing projects in construction or being planned in Allston-Brighton, a neighborhood that once felt like Boston's last frontier.

1. New Balance HQ

Architect: Elkus Manftredi

This 250k SF project, a linchpin of the $500M mixed-use Boston Landing complex, is being developed with HYM Investment Group. The complex will also include another 400k SF of offices, 80k SF of retail/restaurant, sports facilities and a 175-key hotel.

2. Harvard’s Allston Campus

Address: Western Avenue

Architect: Behnisch Architekten

Major drivers of transformative growth in the area are Harvard University and Boston College, big institutions with significant long term plans, says BRA senior planner Vicktorija Abolina. The schools, which bookend the neighborhood, have hearty appetites for new facilities and/or housing. In Allston, Harvard is planning nine projects with 2.5M SF: new classrooms, labs, offices and a 1,000-seat auditorium, the university’s Kevin Casey says. The largest project is the 580k SF science and engineering complex that was halted by the recession. Last night, Harvard started a community approval process. Site work is underway, with construction possibly to start next summer. In hometown Cambridge, Harvard plans 2M SF of renovations and new construction.

3. 89 Brighton Ave

Address: 89 Brighton Ave

Architect: Prellwitz Chilinski

Moderately priced new housing usually gets a warm welcome around here. Eden Properties plans to build a 138-apartment complex of workforce housing. The project—slated to have parking for 69 vehicles and 142 bikes—could get into construction next May and be completed in a year.

4. Charlesview Phase 3

Address: 180 Telford St & Western Avenue

Architect: CUBE 3 Studio

The Davis Cos, which recently purchased this site from The Community Builders, hopes to build a seven-story, 85-unit condominium building here. A benefit for the neighborhood once dominated by light industrial buildings is that the project will be the first residence in the current cycle to provide sidewalk and landscape improvements along Telford street that link to the Charles River and provide a publicly accessible plaza on the Western Avenue side.

5. Cleveland Circle Complex

Address: 375-399 Chestnut Hill Ave

Architect: ADD Inc now with Stantec

National Development will build an $85M mixed-use complex with 92 units of senior rental housing, a 162-key hotel and 14k SF of retail on the property that straddles the border with Brookline. National expects to break ground on 20 months of construction by year's end.
