The Ritz-Carlton Behind The George Washington Statue In The Boston Public Garden

A penthouse at Boston’s Ritz-Carlton has sold for significantly higher than any other residential unit in the development’s history.

Penthouse 2A at the 2 Avery St. tower sold for $10.2M, a 20% higher sale than anything sold in either of the Ritz-Carlton’s two residential towers. The 4,700 SF condo is on the 39th floor and includes five bedrooms and five-and-a-half bathrooms.

“I think it’s hard to find that much square footage, all on one level, so, when you’re looking in that super-high-end market, to find a unit with that much on one floor is interesting to a lot of folks,” Campion & Co. broker and listing agent Mark Doherty said.

Doherty declined to mention either party involved in the transaction.

The sale comes amid a downtown Boston transformation away from grit and into the arena of luxury condo sales. While the Ritz sale set records in its own building, it is far from the most expensive unit in the neighborhood. The nearby Millennium Tower notched more million-dollar sales in 2016 than Back Bay and Beacon Hill combined, including its $35M Grand Penthouse to billionaire John Grayken.
