Though we learned Simon Properties $500M expansion of Copley Place was moving ahead just three weeks ago, Collaborative Partners has been hip deep in the Back Bay project for six years.
This morning, we snapped Collaborative?s Kristi Dowd and Jack Hobbs. As the owner?s rep, Jack says his team jumps in early to help a client maximize their return while minimizing adverse effect on the tenants or neighborhood. Elkus Manfredi?s glass-clad, curvilinear design of the nearly 800k SF tower limits its wind, shadow, and visual impact. Collaborative devised an approach to build over the Pike, meaning it can be built in 36 months rather than 54 months.
Partners Joe Naughton and Donna Camiolo say that the mixed-use site is in a maze of activity where trains, turnpike, pedestrians, and historic buildings interact. The challenge is to keep it all flowing during and after construction. The allure is that this is a 100% corner, Joe says. Collaborative is used to high-profile work. Two years ago, it completed the $800M, 1.2M SF BioSquare for University Associates, including one of few US labs allowed to conduct the highest level of biological research.
Don't show this office to an angry, citrus loving bull. Lauren Kenney and Joe Reilly are part of the Collaborative team that has kept a variety of projects coming through the door. They welcome the modest as well as the monumental. For instance, the firm is working on ten K-12 public schools statewide. They include new schools costing as much as $90M but also smaller projects like replacing $1.6M worth of windows in the East Braintree Middle School, part of the state's Green Repair Program.
