Lennar Multifamily Communities is getting set to go vertical in Buckhead.

The developer filed permits with the City of Atlanta to redevelop a former restaurant into a 20-story apartment tower. The permits allow for site work that will include a parking deck.

Lennar tapped The Preston Partnership to design the tower, according to What Now Atlanta. The 291-unit tower could sprout on the site formerly occupied by Rio Bravo Fresh Mex at 3172 Roswell Road, across from Hanover Buckhead Village on Irby Avenue.

According to The Preston Partnership, the project also will include a rooftop pool and a fitness center.

Lennar is moving forward at a time when developers are expected to unleash more than 10,300 new apartment units inside the city through next year, including more than 2,600 units in Buckhead, according to Haddow & Co.

Lennar is just the latest in a collection of developers seeking permits with the city to start site work on multifamily projects this month. The other potential developments include:

• Capstone Collegiate Communities' Centennial Student Housing Loft, a 12-story, 255-unit student housing project at 556 Centennial Olympic Park Drive in Downtown Atlanta.

• Mill Creek Residential's Modera Reynoldstown, a more than 350K SF mixed-use project at the intersection of Memorial Drive and Pearl Street. According to Curbed, the project will include 320 apartment units and 30K SF of commercial space. The city already approved this permit.

• Enfold Properties 115-unit residential project at 401 Fair St. in the Castleberry Hill neighborhood. According to What Now Atlanta, the project could be a mix of condominiums, townhouses and apartments.

• Avila Real Estate's 915 Glenwood Ave. project, which is set to include 201 apartment units and a parking deck. The planned amenities include a bicycle repair room, dedicated ride-share parking spaces, a resort-style pool, a meditation courtyard and a billiards room, according to Avila.
