Rug Distributor Loloi Opening First Georgia Hub, Adding 200 Jobs

What do talk show personality Ellen DeGeneres, a Bohemian lifestyle expert and author and a home fixer-upper television host have in common?

Rugs. Three quarters of a million square feet of rugs, along with 200 new jobs in Cartersville, a city an hour north of Atlanta.

Dallas-based Loloi has tapped Panattoni Development Co. to develop a 650K SF big-box distribution center off Cassville White Road in Bartow County. Loloi, a designer and wholesaler of rugs and home furnishings, is expecting to open the distribution operation by next year, aimed at serving the entire East Coast, Panattoni partner Dayne Pryor said.

This is Loloi's first major distribution hub in Georgia, although it does operate a wholesale retail showroom at the AmericasMart Atlanta.

Loloi is best known for distributing rug brands ED by Ellen DeGeneres, Justina Blakeney — the designer and New York Times best-selling author of “The New Bohemians” — and Magnolia Home, a home interiors product line by HGTV "Fixer Upper" co-host Joanna Gaines.

NAI Brannen Goddard Managing Director Mike Chambers, Director Jack Haden, President Nathan Anderson, Dallas-based NAI Robert Lynn principal Mark Miller and Gilbert Commercial Managing Partner John Gilbert brokered the deal.

The Loloi deal comes two years after Panattoni began marketing the 59-acre site, during which time two other build-to-suit opportunities fell through, Pryor said.

This is the latest major industrial tenant that Panattoni has captured in Metro Atlanta. It just completed a 1.5M SF facility at Lambert Farms Logistics Park in Henry County that is being leased mainly to chocolatier Ghirardelli.
