Chunk Of Margaritaville Atlanta Resort To Be Rebranded

A portion of the rooms at an under-development Downtown Atlanta resort timeshare won't be wasting away in Margaritaville any longer.

South Carolina-based developer Landmark Builders has filed permits with the city of Atlanta to convert a trio of floors at the Margaritaville Atlanta resort tower away from its motif of parrots and beaches and into a “Wyndham branding.” Strand Capital Group and Landmark are developing the 22-story Margaritaville Atlanta hotel and timeshare building at 155 Centennial Olympic Park Drive next to the SkyView Ferris wheel in the Fairlie-Poplar district in Downtown Atlanta.

The project, once completed, will be part of the Wyndham Destinations vacation ownership club, where members accrue points to use to rent out hotel rooms at more than 200 properties worldwide. A Margaritaville restaurant also is planned on the ground floor.

According to the permit application, the developer is scratching plans to decorate rooms on floors 15 to 17 with a Jimmy Buffett theme.

“The systems and life [safety] aspects all remain intact and unchanged. However, cabinet faces, countertops, shower finishes, paint colors, light fixture selections and appliance selections have been changed,” Landmark wrote in the filing.

Strand Capital Managing Partner Loyd Daniel declined to comment. Wyndham and Landmark officials didn't respond to calls seeking comment.

Wyndham plans to purchase the units from Strand once the development is completed as part of its timeshare program, it announced in 2020. It said in a press release at the time that the property would have units with Margaritaville Vacation Club and Club Wyndham branding, but the permits indicate that mix has shifted more heavily toward Club Wyndham than initial plans.

The project is expected to open later this year.

"Downtown vacation destinations are the number one request from our owners, and Atlanta is at the top of everyone's travel list. This will be an extremely popular location for our members, adding to our stellar city-center vacation club locations,” Wyndham Destinations CEO Michael Brown said in the July 2020 press release.

Wyndham operates Margaritaville destinations in Puerto Rico; St. Thomas, U.S. Virgin Islands; Las Vegas; and Nashville. The 200-room hotel in Atlanta is set to be a mix of one-, two- and three-bedroom rooms, complete with a Frozen Concoction Maker in the Margaritaville suites, according to the release.

This is Strand's second development for Wyndham Destinations outside of Club Wyndham Ocean Boulevard in Myrtle Beach, South Carolina.
