Student Housing Tower, Dual Hotel Among Permits Filed

A former Downtown Atlanta dialysis clinic is taking another step toward becoming student housing. South City Partners, through its architectural firm The Preston Partnership, filed permits with the City of Atlanta to begin site work at 120 Piedmont Ave, tearing down a small former clinic on nearly an acre to make way for a student housing project that should encompass 235 units with some 650 beds in more than 250k SF.

Noble Investments also is moving forward on its dual-branded Marriott hotel on 14th Street. The 165k SF, 300-room development will be split between Marriott's AC Hotel and Millennial-friendly Moxy flags. The project will sprout on a parking lot next to the Atlanta Four Seasons Hotel. Noble's development is flagging with the latest trend in hotels: merging two brands onto one property. Most recently, Legacy Ventures secured flag agreements with Hilton for its Canopy brand as well as its Homewood Suites at the 311 Marietta St parcel, where the developer is underway with an $80M, 350-key project.
