Law Firm Occupies Shorenstein's 14th & Spring Tower: The Atlanta Deal Sheet

A growing law firm is moving to a once-empty Midtown office building for an expanded Atlanta office.

Kabat Chapman & Ozmer LLP leased 13K SF at 14th & Spring, the 324K SF mid-rise building at 1150 Spring St. owned by Shorenstein Properties, according to a press release. The labor and employment firm is celebrating its 10th anniversary and occupied 1,500 SF of office space at 171 17th St. in Atlantic Station, according to CoStar information obtained by Bisnow. 

"This move is a reflection of how far we've come and where we're headed. The 14th & Spring building gives us the room to grow — more space, more resources and a purposefully designed environment that matches the ambition and energy of our firm,” KCO founding partner Mike Kabat said in the release.

Shorenstein purchased 14th & Spring from Greenstone Properties in April 2024. At the time, the newly built building lacked tenants despite its completion. But in October of that year, Shorenstein snagged its first major tenant — engineering firm HNTB — with 70K SF.

LEASES

CP Group’s latest tenant is set to occupy the renovated CNN Center in Downtown Atlanta. 

The firm signed Live-K Karaoke into the 10,500 SF restaurant space formerly occupied by Dantanna’s along Andrew Young International Boulevard. Live-K offers private luxury karaoke rooms and has locations at The Wharf in Washington, D.C., National Harbor, Maryland, and a location pending in Baltimore, according to a press release. 

"Live-K is exactly the kind of concept we want at The CTR because it gives people another reason to come downtown, stay longer and come back,” CP Group founding partner Chris Eachus said in the release. 

The 1.2M SF CTR is now in its third phase of construction. Other recent tenant sign-ups include Mastro’s Ocean Club, food hall CTR Food Works and Alice In Wonderland-themed eatertainment hub The Looking Glass. 

Hines Senior Director Nick Garzia brokered the deal for CP Group.

DEVELOPMENT

Civil engineering firm Pape-Dawson, formerly known as Eberly and Associates, applied this month with the city of Atlanta to begin land work in preparation for The Residences at West End, a 175-unit affordable housing project next to the West End MARTA Station. According to the land development application filed with the city, Pape-Dawson plans to preserve the existing 173K SF facility at 715 Whitehall St. Units will be reserved for households making between 30% and 80% of the area median income. 

Wisconsin-based Gorman & Co. announced in 2024 plans to preserve the single-story structure and build five additional stories atop it for the new apartment complex, Urbanize Atlanta previously reported.

The Atlantic Cos. has broken ground on The Berkeley, the adaptive reuse project at the former Myers Carpet building, 1500 Northwide Drive. The renovated property will include more than 17K SF of retail and restaurant space and 4K SF of office along the Atlanta Beltline. 

Atlantic tapped SRS Real Estate Partners’ Brittany McCall to lease the retail, while Capital Real Estate Group’s Paul Reese is leasing the office.

SALES

GID purchased Windsor TownPark, a private student housing complex near Kennesaw State University at 3350 George Busbee Parkway, from CenterSquare Investment Management for $42.5M, according to the Georgia Superior Court Clerks' Cooperative Authority database. 

CenterSquare picked up the 240-unit property in 2011 for $24M, the Atlanta Business Chronicle reported. 

PERSONNEL

Mark Lindenbaum joined Cushman & Wakefield as executive director, tasked with leading the firm’s land and development services advisory group in Atlanta. Lindenbaum was previously with Foundry Commercial and JLL, having helped sell 25,000 acres of land valued at more than $1B in his career.
