Modell’s Sporting Goods signed a 10-year, 20k SF lease for three floors at 845 Third Ave (pictured), the Rudin Family’s 21-story, 360k SF Class-A mixed-use tower in Midtown East.

Formerly occupied by Sports Authority, Modell’s flagship and 44th NYC location encompasses the ground, second and basement levels. According to Modell’s Sporting Goods CEO Mitchell Modell, this is the chain’s first deal with the Rudins.

Rudin Management Co VP Robert Steinman repped the landlord in-house and dealt directly with Modell’s, the Commercial Observer reported.

The tower was built by the Rudins in 1963 and occupies the entire eastern blockfront of Third Ave between 51st and 52nd streets. It is now 100% leased. Last week, Inverness Counsel signed a 10-year renewal for its 14k SF HQ at the tower.

Modell’s also recently signed an 18k SF lease for its second Harlem location at Thor Equities 135 East 125th St. That store is expected to open next month. [CO]
