Former Midtown South Jujyfruit Factory To Undergo $65M Reposition

Jack Resnick & Sons announced today it’s putting $65M into a repositioning for 315 Hudson St, a 500k SF office building it owns in Manhattan’s Hudson Square neighborhood.

FXFOWLE is handling the renovation along with the building’s ownership. Plans include a 10k SF landscaped green roof and a bike storage area with locker rooms.

A Newmark Grubb Knight team including David Falk, Jason Greenstein, Danny Levine and Peter Shimkin has the leasing assignment for a 225k SF contiguous block of space on the top five floors of the building. That space will become available in 2019.

The building dates to 1896, and over the years its uses included a 50-year stretch as a candy factory where Jujyfruits and Jujubes were made. The current owners have owned the property since the early ‘60s.

According to CBRE, as of this March, there were only six contiguous blocks of office space of 100k SF or more in the entire Midtown South market, and none larger than 250k SF.
