67 Murray St, a 12,500 SF building near the corner of West Broadway, has sold for $12M. Neighborhoods where such mixed-use properties would have sold for $600/SF to $700 two years ago now are going for $1,000 or more, says Corcoran’s Josh Doyle, who repped the seller (Cole Schotz's Jordan Metzger was its legal rep). The end use for this building isn't determined, but many small mixed-use properties are being converted to condos or single-family homes, and Josh is sealing up the sale of another Downtown multifamily property that'll be converted to single-family. He tells us 67 Murray pulled in offers of $10M before being marketed publicly, and it went into contract just 45 days later. The property traded with the 2,200 SF of ground-floor retail vacant, as the bar/restaurant has moved down the block.
