How Necessity Sparked Innovation: Inside PNK Group’s BAS Construction Method

Following a record-breaking wave of new industrial development over the past several years, U.S. industrial market vacancy rose to 7.3% during the first quarter of 2025, according to JLL. However, despite the increase in available space, companies continue to expand their operations, build out supply chains and invest in industrial real estate to support long-term growth.

Companies are looking for more than just four walls and a roof — they’re looking for an industrial building that can be constructed quickly and perform efficiently, said Mark Stiles, partner at PNK Group, a full-cycle engineering, manufacturing and development company.

“Over 20 years ago, the company's founders began building a plant for one of their businesses related to food production,” Stiles said. “The challenges they faced during the construction stemmed from the lack of simple solutions. Even the process of designing a standard industrial building turned out to be complicated and cumbersome. It became clear that this was a fundamental industrywide issue, and it needed to become an opportunity.” 

PNK studied technologies, analyzed the experience of its leaders in industrial construction and combined best practices to ultimately formulate its Building Assembly Set, or BAS, construction method. This construction method minimizes the need for extensive labor and heavy machinery.

To achieve successful construction without such labor and machinery, PNK Group produces large-unit blocks in its factories in Georgia and Pennsylvania that form a high-precision building structure. These preassembled elements are stored in stock until they’re ready to be transported to their respective sites, significantly speeding up the construction process, Stiles said.

PNK’s BAS construction method also differs from traditional construction due to the absence of wet cycles. Not only does this cut down on the time it takes to build, but it helps to reduce environmental emissions from the construction process, Stiles added.

PNK’s BAS system allows the firm to design and construct multifunctional industrial buildings for a variety of uses, including warehousing, distribution and production.

PNK can deliver either speculative developments or build-to-suit facilities tailored to a client's specific needs or requirements. If necessary, PNK buildings can easily be transformed into manufacturing facilities.

The standard configuration of PNK’s multifunctional industrial buildings includes a ceiling clear height of 40 feet, a total height of 45 feet, eight-inch reinforced concrete slabs, three-layer concrete walls with insulation, dock equipment and LED lighting.

Each one of PNK’s buildings comes with a five-year structural warranty, so owners and investors can breathe easily knowing their building is built to last, Stiles said.

“Our buildings have a wide range of functional advantages compared to other industrial buildings, namely a more advanced configuration, enhanced load-bearing capacity of the frame and greater potential for future changes if necessary down the road,” Stiles said.

“For each project, the price is fixed from the beginning,” Stiles said. “There won’t be any unexpected additional changes — any change in price during the course of the project can only occur at the client’s request. Any adjustment would be initiated by the client. We cover all project expenses, from land acquisition to design and construction. The client makes the payment only after the work is fully completed.”

PNK doesn’t only act as a developer, he added. The firm also functions as an industrial real estate investor.
