This Week's NY Deal Sheet

Halloween may be over, but the scares are still here. Both sales and leases had poor showings last week, while loans remained strong.

600 Lexington Ave. in Midtown Manhattan

MKP Capital Management has renewed its three-floor, 26k SF lease at SL Green Realty’s 600 Lexington Ave (pictured). Savills Studley's John Mambrino and Evan Margolin repped MKP, while SL Green's Larry Swiger repped the landlord in-house.

Saks Off 5th signed a 25k SF lease at 200 Baychester Ave in the Bronx, its first location in the borough. Katz & Associates' Brian Katz repped Saks, while Welco Realty's Jerry Welkis and Etan Shalem repped landlord Prestige Properties & Development.

Modell’s Sporting Goods signed a 20k SF, 10-year lease for three floors at the Rudin Family's 845 Third AveRudin Management's Robert Steinman repped the landlord in-house, and dealt directly with the sporting goods retailer.

Industrious NYC has signed a 15-year, 17k SF lease for its first Manhattan location at SL Green's 215 Park Ave South. CBRE's Keith Caggiano and Roshan Shah repped Industrious NYC, while SL Green’s Gary Rosen and Howard Tenenbaum repped the landlord in-house.

Deli and grocery chain Bread & Butter signed a 13k SF, 15-year lease for its third NYC location at APF Properties’ 24-26 West 57th St. CBRE’s Anthony Stanford and Amira Yunis repped both sides of the deal.

Lightstone Group has signed a 10k SF, 10-year lease at 375 West Broadway. Brokers on the deal are not currently known.

Los Angeles-based designer Crew Knitwear signed a 6,700 SF lease to expand its showroom at 530 Seventh Ave. Savitt Partners’ Nicole GoetzBob Savitt and Brian Neugeboren repped the tenant and landlord in-house.

ValuePenguin signed a 10-year, 6,370 SF lease for the fifth floor of Thor Equities81k SF 597 Fifth Ave. Douglas Elliman’s Anita Grossberg repped ValuePenguin, while Thor’s Adam Rappaport repped the landlord in-house with Colliers International's Christel Engel and Robert Gallucci.

MMR Research Worldwide signed a five-year, 5,909 SF lease for the entire eighth floor of the Kaufman Organization's 15 West 27th St in NoMad. Kaufman Organization's Michael Heaner, Grant Greenspan and Elliot Warren repped the landlord in-house, while Velocity Real Estate's Jake Cunningham repped MMR.

Marketing, branding and product design company In Record Time signed a 5,202 SF lease at Newmark Holding’s 25-story 505 Eighth Ave. Newmark's Allen Gurevich repped the landlord in-house, while Newmark Grubb Knight Frank’s Chris Mongeluzo and Corey Borg repped the tenant.

Deutsche Bank closed on two loans—$304M and $146M—to the Related Cos for 530 West 33rd St (aka Hudson Yards, pictured) in Midtown West. Although the loans were first arranged last December, they weren't closed until last week.
