This Week's NY Deal Sheet

Moody’s has signed a 75k SF lease for the 56th and 57th floors of One World Trade Center. It’s the biggest lease at the Durst Organization and Port Authority-owned tower since last November, when High 5 Games committed to 88k SF.

The credit-rating agency’s biggest presence in the area is a 680k SF spread at Silverstein Properties’ Seven World Trade Center. The tower’s now about two-thirds occupied. Moody’s couldn’t take more space in Building Seven because it’s fully leased up. Cushman & Wakefield’s John Cefaly and Gus Field repped Moody’s. Asking rent was $69/SF.

Equinox signed a 22k SF lease at 55 Washington St in Dumbo. Two Trees’ Jed Walentas repped the landlord in-house.

Invus Group signed a five-year, 14,700 SF lease at 750 Lexington Ave. CBRE’s Christopher Corrinet, Ben Friedland and Michael Geoghegan repped the tenant. Cohen Brothers Realty’s Marc Horowitz repped the landlord in-house.

BNP Media signed a seven-year, 13k SF lease at the Empire State Building. CBRE’s Anthony Dattoma repped the tenant. JLL’s Jonathan Fanuzzi, Paul Glickman, Matt Polhemus repped the landlord, Empire State Realty Trust, along with ESRT's own Shanae Ursini.

Mark Edward Partners signed a two-year, 9,600 SF lease at 505 Park Ave. CBRE’s Christopher Corrinet and Roger Griswold Jr. repped the tenant. Cushman & Wakefield’s David Green and Justin Roycere repped the landlord.

34th Street Partnership renewed its 5,700 SF lease at 212 West 35th St for five years. Newmark Knight Grubb Frank’s William Cohen repped the tenant. The Kaufman Organization’s Steven Kaufman and Barbara Raskob repped the landlord, David Kay Associates.

VolumeCocomo Apparel signed a 5k SF lease at 525 Seventh Ave. Coldwell Banker Commercial Alliance’s Jason Birk and Michael Okun repped the tenant. Steven Marvin and Sam Friedfeld repped the landlord, Olmstead Properties, in-house.

Livly signed a 10-year, 1,500 SF lease at 108 Reade St. Douglas Elliman’s Anita Grossberg repped the tenant. Eastern Consolidated’s James Famularo repped the landlord, Reade Street Associates.

Leather Spa signed a 1k SF lease at 28 John St. Brian Thompson repped the tenant in-house, and Sutton Equity’s Jesse Sutton repped the landlord in-house.

Anthony Lauria has joined LCOR as a senior project manager for Tri-State area projects, including 55 Bank St in White Plains. Anthony comes to LCOR from Gotham Construction, where he served as project manager for the new construction of 555 10th Ave, a 53-story residential tower, and Fordham Law School, as well as Fordham Residential Halls.

Michael Alfieri has joined Westcor Land Title Insurance Co’s NYC office as a senior commercial underwriter. He’ll approve New York commercial and national commercial transactions, coordinate national multi-site transactions and approve high-liability transactions for the company’s 1,000 agents across the US. Prior to joining Westcor, Michael served as a VP and senior underwriting counsel for Lincoln Land Services, where he provided legal counsel in acquisition, sale, leasing, financing and development of commercial and residential properties coast to coast.

A JV between Alchemy-ABR Investment Partners and Clarion Partners bought 211 East 43rd St, a 211k SF office building in Midtown, for $99M.

The Heskel Group bought 215 West 40th St, a 56k SF office building in the Garment District, for $53M. JLL’s Richard Baxter, Inbal Himelblau-Denman and Jason Gold repped the buyer.

Isaac Chetrit and Jacob Ani closed on a buy of 315 West 35th St for $43M through an auction. Marcus & Millichap’s Peter Von Der Ahe, Joseph Koicim, Sean Lefkovits, J.D. Parker and John Krueger repped the seller, Aaron Chitrik.

Marolda Properties sold 7 Rivington St, a 10k SF mixed-use building on the LES for $13M. Highcap Group’s Josh Goldflam repped both the buyer and the seller.

Jonas Equities closed on a buy of 175 Ocean Parkway, a 39-unit residential building in Kensington, Brooklyn, from Meridian Properties for $11M. GFI Realty Services’ Erik Yankelovich repped both the buyer and the seller.

Thor Equities picked up the ground-floor retail space at 31 Greene St in SoHo for $5.2M. The seller, Steven Gold, repped himself, and RZRA Co.’s Robin Zendell repped Thor.

FINANCING

Annaly Capital Management closed on a $592M acquisition loan to a JV between Blackstone and Fairstead Capital. The loan will fund the purchase of a 24-building multifamily portfolio in NYC. Meridian Capital Group’s Drew Anderman brokered the five-year loan, which carries a Libor-based floating rate.

Natixis closed on a $315M loan to a JV led by Savanna for One Court Square, a 1.5M SF Class-A office tower in LIC. Cushman & Wakefield’s Steve Kohn, John Alascio, Alex Hernandez, Chris Moyer and Alex Lapidus repped the building’s ownership in arranging the debt.

Signature Bank closed on a $31M acquisition loan for 215 West 40th St, a 65k SF office building in the Garment District. The 10-year debt carries a rate of 3.75%. Meridian Capital Group’s David Ganz repped the borrower, the Heskel Group.
