The Laurel Condominium
After the recession, amenities became more important than ever in apartment buildings—people began doing more from home to save some dinero, like entertaining friends and giving up gym memberships. But residents don’t want to stay cooped up inside of their condos all day, either, says Corcoran Sunshine Marketing Group’s Joanie Schumacher. So buildings like The Laurel Condominium at 400 E 67th St are adding amenities like a 50’ pool and a two-lane resistance pool—the latter part of a triathlon training center.

Part of the building's 8,000 SF fitness center. The Laurel Club, on its second floor, has a lounge, screening room, conference room, and play and computer areas. The condo board also set up social programs around the amenities; last month, there was a swimming competition to unleash the residents’ inner Michael Phelps, and during holidays, the building hosts events like Easter egg hunts. “The residents are very sociable with each other,” Joanie says. The building has sold 70% of its 128 studio to four-bedroom units (ranging in price from $850k to $12.5M), attracting a wide swath of residents, including families, pied-à-terre dwellers, and empty nesters.
