Toll Brothers City Living president David Von Spreckelsen (left, with his colleague Fred Cooper) tells us his firm is still playing around with exact unit sizes for condos it's developing along with a hotel in a JV with Starwood Capital at Brooklyn Bridge Park. It will break ground this spring. All units (one- to four-bedrooms, plus some penthouse in a 10-story and a five-story building) will face the waterfront. He tells us it's a brand-new concept of duplex townhouses like those in Brooklyn Heights but in a multifamily (meaning vertical) format. Units will probably come out around 2,000 SF, and while residents will be able to access hotel amenities like the spa and perhaps food delivery for a fee, each building will have its own gym, outdoor space, and children's playrooms. That last one is something Toll Brothers City Living includes in most of its properties.

The developer's 81 condo units at 160 E 22nd St at Third Ave in Manhattan (we snapped the site yesterday) will deliver within two years and 99 condos at 400 Park Ave South at 28th St within two and a half. Further uptown, demolition on a condo project on Park between 89th and 90th will begin in the next few weeks.
