Last night, we joined a packed Winter Garden (although we couldn’t tell with all the palm trees) at the World Financial Center, where Brookfield Properties held its annual broker party.

Richards Barry Joyce & Partners’ John Lashar and Michael Joyce(who joined us from Boston), Brookfield Properties COO Paul Schulman and master of ceremonies Jeremiah Larkin, Richards Barry Joyce’s Frank Petz, and Loeb & Loeb’s Ray Sanseverino. Despite the economy, Paul tells us that Brookfield remains busy and that it's seen a significant increase in tour activity. We take that as a good market sign, as we've heard similar from other landlords.

First, a disclaimer: Bisnow accepts no responsibility for the aftereffects of the following admission: while on the subject of Beantown, we discovered that CB Richard Ellis’ David Florio and John Toomey are both ardent Red Sox fans. It’s perhaps more understandable for David, who’s from Providence, but the Bronx is much closer to John’s Albany. We commend their bravery.

If only the world could be as peaceful as competing brokers: Newmark Knight Frank’s Robin Fisher, Robert K. Futterman’s Brian Segall, Newmark’s Jennifer Schwartzman, FirstService Williams’Richard Charkham, NAI Global New York City’s Andy Simon, Cushman & Wakefield’s Mark Lauzon, and Newmark’s Ronnie Zimmerman. Ronnie says that NYC is in much better shape than when he started 35 years ago. (We did like his original answer when we asked what’s up: he answered, “The palm trees.” Ba-dum-ching.)

Tenant reps Gary Ceder, Christopher Sterling, Toby Banta, and David Starr, all of UGL Equis, tell us that there’s never been a better time for the clients to renegotiate leases, and they’re stressing early renewals. In a change from stronger times, landlords are now callingthem looking for tenants. There also seems to be a lot more time for parties now: we attended two more last night, but you’ll just have to wait until Monday’s issue to find out. (More Brookfield photos)
