We recently stumbled on a unique opportunity in the Manhattan office market—a chance to have your own private escalator, lobby naming rights, and Times Square window signage, but without the traditional major space commitment. Imagine your logo behind Rick and Ken, and your own escalator to the second floor. (We assume there's also one going down.) Private escalators to offices have all but disappeared in Manhattan and are usually reserved for retail tenants, Ken says. Hartmarx, which occupied the floor for almost three decades, just moved out. The historically textile-industry tenanted building now hosts Samsung, accounting and engineering firms, and an international theater union.

They've already received interest from advertising and other creative firms, non-profits, and schools. (Who needs a jungle gym when you've got an escalator?) Rick and Ken are marketing the space for $39 PSF, which includes an interior build-out. The space also comes with extras—notice the view of Broadway, a few blocks from the upcoming traffic-free promenades at Herald Square and Times Square. (At least it's some recourse for the recent rerouting of Macy's Thanksgiving Day Parade.)

Another bonus: You're standing on a piece of history. The site was home to the Edison Theater, where Ethel Barrymore performed. And should you need assistance or a friendly smile, the building has concierges Frank Pepe and the appropriately-named EdisonMachado. Maybe that's why Azteca America, the fastest-growing Spanish language TV network in the US, just signed a 5k SF lease.
