The Bill de Blasio administration has tapped Jonathan Rose Cos. to co-develop a 751k SF mixed-use development on a city-owned parcel in East Harlem.

The all-affordable project, being co-developed by L+M Development Partners, will have 655 residential units for residents of a range of incomes. It will meet “passive house” standards for energy efficiency, Politico reports.

The project calls for a multitude of services and amenities, including an 85k SF charter school, a YMCA, a preventive healthcare facility run by Mount Sinai and a job training center. There will also be space for four community gardens that have operated on the site.

A rezoning plan spanning 28 blocks in East Harlem was unveiled by the city in October. It calls for higher-density residential development and buildings as high as 35 stories. The project, bounded by 111th and 112th streets, and Madison and Park avenues, falls within the rezoning area.
