Ralph Zucker, CEO and president of Inspired by Somerset Development, coined the term metroburb to describe a property that serves as a “metropolis in suburbia” — a large-scale mixed-use community combining office, retail, dining and entertainment all under one roof and completely open to the public. It’s not just an ecosystem for working, according to Inspired, but for connecting and thriving as well.

About The Assets
Located at 101 Crawfords Corner Road in Holmdel, Bell Works Holmdel is anchored in the legacy of Bell Labs, designed by renowned architect Eero Saarinen in 1958 as one of his final projects. From 1962 to 2007, the building operated as a full-scale research facility — dubbed the “idea factory” — and was known for its history of scientific breakthroughs and contributions to modern technology. After the facility shuttered, the building fell into disrepair and faced an uncertain future.
In 2013, Inspired saw its potential and undertook the process of saving the 2M SF landmark from demolition, partnering with master architect Alexander Gorlin Architects and interior design and creative firm NPZ Studio+ to create Bell Works. Today, Inspired said it stands as one of the most dynamic mixed-use destinations in the country.
It is home to flexible office spaces, retail tenants, food and beverage offerings, and entertainment and cultural programming and is recognized around the world as the fictional home of Lumon Industries in Apple TV+’s hit show Severance.
The newest chapter of the Bell Works story is Bell Works Fort Monmouth, located at 1 Commvault Way in Tinton Falls on the site of the former Commvault headquarters. The 277K SF building is in the final stages of being reimagined under the Bell Works brand, with NPZ Studio+ at the helm to ensure a cohesive design experience throughout. Like its Holmdel counterpart, Bell Works Fort Monmouth is becoming a vibrant hub for community and innovation, featuring flexible office spaces, retail, dining and entertainment amenities, Inspired said.

Bell Works Holmdel is located approximately one mile from Exit 114 of the Garden State Parkway. It is centrally positioned between New York City and Philadelphia, with convenient access to Routes 18, 34, 35 and 36.
