    A Look Inside the First Wired Certified Building in Florida

    Southeast Financial Center in downtown Miami—Florida’s tallest and largest office tower totaling 1.225M SF—is quite the impressive structure. Constructed in 1984, the center's two buildings (a 55-story office tower and a 15-story annex building) feature a 43k SF Banking Hall, a 21k SF David Barton health club, 11k SF of premier retail, a 1,100-space parking garage, and an elevated covered walkway connecting the two buildings. The LEED Gold, Energy Star-rated building also features a 30k SF outdoor plaza landscaped with native trees and plants; a striking "sawtooth" design; and a variety of amenities, including 24-hour security, a post office, a salon/spa, public WiFi and valet parking.

    But the building prides itself on its ability to adapt and adjust to new trends, all while providing tenants with top-tier service. This not only includes a variety of recycling and water management initiatives, but also an early adoption of the future with a Platinum Wired Certification. Bisnow partner WiredScore gave us a preview of Miami's most significantly leased office building to illustrate the building’s focus on the future.

    Southeast Financial Center's lower lobby has a 700 SF video wall that showcases community-focused art, breaking news and key sporting events. This constantly connected and updating screen is not only a super attractive luxury for tenants, but also shows the capabilities of WiFi and Internet connectivity in various forms. WiredScore says that, in addition to huge tenant appeal, the strongest, most reliable Internet connectivity is practically required for tenants who want to be productive.

    WiFi is available throughout the building’s common areas to enhance access and connectivity of its tenants and guests, providing the resilient connectivity that WiredScore looks for during its certification process. Energy-efficient lighting, including LED, is used for the accent lighting in Southeast Financial Center’s magnificent upper and lower lobbies (pictured). The building has had an Energy Star rating since 2000 and asserts that providing Class-A service to a diverse tenant mix and being energy efficient can be a challenge. Nonetheless, the building's engineering staff is expanding the utilization of the energy management system to better control lighting, HVAC, and other building systems to reduce energy consumption and, ultimately, tenant cost.

Therefore, having these spaces to collaborate and communicate is invaluable.
