Miami's 10 Hottest New Condo Developments

Condo sales took a pause in the last half of this year (blame the almighty dollar), but that doesn't mean a slowdown for every project. We've compiled the 10 new Miami condo projects that have sold the most units. To be on the list, a project has to have been completed this year or still be underway, and over 50% sold (with one exception). Sales figures are as of the end of Q3, based on data from ISG World.

1. One Thousand Museum

Developer: Louis Birdman and Gregg Covin, partnered with the Regalia Group

Address: 1000 Biscayne Blvd

Units sold: 42 (50%)

The smallest of the Hot 10, but with completion still more than a year away, half its units are sold at the architect Zaha Hadid-designed property.

2. Echo Brickell

Developer: Property Markets Group

Address: 1451 Brickell Ave

Units sold: 164 (91%)

A decidedly opulent development, but one thing it isn't going to have is the proposed shark tank.

3. Paramount Miami Worldcenter

Developer: Daniel Kodsi

Address: 851 NE 1st Ave

Units sold: 175 (35%)

In some ways, this major mixed-use development is the most remarkable property on the list. It won't be completed until 2018—and yet it's 35% sold already.

4. Brickell Heights West (BH02)

Developer: Related Group

Address: 850 S Miami Ave

Units sold: 266 (80%)

Part 2 of Related Group's amenity-laden development, it includes a sustainable community garden, designed by seed-to-table pioneer Dylan Terry as an edible work of art. This fall Related cut the deposit requirement for the property, a sign of some sluggishness in the market.

5. The Bond at 1080 Brickell

Developer: Rilea Group and MDR Toledo

Address: 1080 Brickell Ave

Units sold: 307 (95%)

The developer reports that nearly all of the units sold in six months, with buyers coming from 25 countries. Some buyers clearly aren't afraid of a strong dollar.

6. Brickell Heights East

Developer: Related Group

Address: 850 S Miami Ave

Units sold: 340 (95%)

The east tower of the development went on the market ahead of the west tower, so as not "to flood the market with too much product at once." It's mostly sold now, and the west tower is catching up.

7. 1100 Millecento

Developer: Related Group

Address: 1100 S Miami Ave

Units sold: 382 (100%)

Not only are the condos hot at 1100 Millecento, but a group of South American investors purchased 17.5k SF of ground-floor and mezzanine retail earlier this year.

8. Nine at Mary Brickell Village

Developer: Lynd Co

Address: 999 SW 1 Ave

Units sold: 390 (100%)

It was to have been Sky Palace at Mary Brickell Village during the last cycle, but that didn't pan out, and then a rental property, but finally it became condos that sold rapidly.

9. SLS Lux

Developer: Related Group

Address: 801 S Miami Ave

Units sold: 400 (89%)

The development has also reduced its required deposit this fall, to get the last of the units sold.

10. SLS Brickell Hotel & Residences

Developer: sbe and Related Group

Address: 1300 S Miami Ave

Units sold:  444 (98%)

In terms of number of units sold, SLS Brickell is the hottest new condo development in Miami, with almost everything sold even before groundbreaking.
