Holland Partners Planning Second Residential Tower in Historic Core

Holland Partner Group is planning to develop a 24-story residential tower in the Historic Core, at 732 S Spring St, at the intersection of 8th Street. The firm is presenting project details today at a meeting of the Downtown LA Neighborhood Council’s Planning and Land Use Committee. This project would replace a parking lot.

Designed by Irvine-based MVE & Partners, the proposed project consists of 308 residential units, approximately 7,200 SF of ground-level retail, and five parking levels, two of which are below grade level, reports Urbanize LA. The project features 27,400 SF of amenities, including a pool, a spa, BBQ grills, outdoor lounges, a fitness room, and a clubroom on the fifth floor. There are also a 3,200 SF rooftop observation deck, an open 2,600 SF plaza that fronts Spring Street, and a pocket park.

Holland also announced plans for a nearby 24-story residential tower earlier this year at 751 S Spring St. This project would also replace a parking lot and consists of 320 residential units and nearly 9k SF of retail, which is designed to house a full-service grocery tenant. This project also includes a full range of resort-style amenities and seven levels of parking, four of which are below grade. In both cases, Holland is sharing a portion of its parking facilities with neighboring projects, the Great Republic Lofts and Chapman Lofts, respectively, in exchange for land. [ULA]
