Millennium Partners Los Angeles is working to build a 34-story residential tower called The Eastern in Beverly Hills

The developer filed an application with the city Friday, according to a release from Millennium.

The Eastern would replace a single-story retail center at 8300 Wilshire Blvd.

The tower would contain 249 residential units, mostly condos but also 22 apartments designated affordable housing — half low-income and half moderate-income.

The average unit size for condos will be 1,500 SF, with floor plans for one to three bedrooms. The small size compared to other condos in the area places the units at a "more attainable" price point that would appeal to early-career professionals and families, according to a release from the developer.

The tower will rise within walking distance of the under-construction Purple Line subway station slated for Beverly Hills.

The tower is designed by architecture firm Handel Architects with landscape architecture by Rios. It will contain nearly 11K SF of street-level retail, which is expected to be leased to two restaurants to meet demand for new dining in the neighborhood, according to the developer.

Millennium Partners has another project planned and approved in Hollywood on Sunset Boulevard that would replace an Office Depot. Earlier this year, it withdrew a proposal with the city of Los Angeles to build a $1B project around the Capitol Records building.
