This Week's LA Deal Sheet: CapRock Sells 270K SF Walnut Warehouse
CapRock Partners has sold West Valley Logistics, a new 270K SF industrial warehouse at 4200 W. Valley Blvd. in Walnut. The Class-A building was developed on a speculative basis after CapRock acquired the 12.5-acre property in 2020.

The project was completed in December, and CapRock sold the vacant building to an undisclosed Southern California-based fashion company that will use the property for a corporate headquarters and business operations.
CapRock announced the sale but didn't disclose the price of the transaction. Property records don't yet reflect the sale.
PEOPLE
Cityview has hired Christoph Donner as the firm’s new principal and global head of capital development and strategy. Based in New York City, Donner previously served as CEO of America for Pimco Prime Real Estate, formerly Allianz Real Estate of America. The firm’s real estate investments grew from $7B to $22B during his time as CEO.

Trammell Crow Co. promoted Gabe Hungerford to principal. Hungerford is based in Los Angeles. In 2024, he helped secure more than 1,000 residential units, representing a potential $650M in new business. Hungerford joined TCC as a senior associate in 2016.
SALES
PreZero sold Serrano Industrial Park, a three-building Jurupa Valley industrial park, to Miramar Capital for $86M. The industrial park totals approximately 333K SF.
The buildings at 4350, 4388 and 4420 Serrano Drive feature 28 dock-high and three grade-level doors, heavy power and fully secure concrete truck courts. CBRE National Partners’ Joe Cesta, Darla Longo and Erik Wanland represented the seller.

Chicago-based Waterton has acquired the G12, a 347-unit apartment complex at 1200 S. Grand Ave. in Downtown LA. The complex was completed in 2017 and developed by The Wolff Co. Terms of the deal weren't disclosed.
The acquisition brings Waterton’s holdings in Los Angeles to 2,831 units. The transaction was arranged by Cushman & Wakefield.

CBRE negotiated the $42M sale of 2600 Michelson Drive, a 16-story office building in Irvine, to a Southern California-based private investor. CBRE Investment Properties' Anthony DeLorenzo, Todd Tydlaska, Sean Sullivan, Sammy Cemo, Bryan Johnson and Grant Goldman negotiated the sale. The seller was CBRE Investment Management.

Cushman & Wakefield arranged the sale of a nearly 5-acre vacant parcel at 23903 Normandie Ave. in Harbor City. The site is undeveloped and was acquired by the city of Los Angeles for $12M. The city plans to install a new clean energy electric bus charging facility on the site for the Los Angeles Department of Transportation. The seller was Brea Canon Oil Co.

Newmark facilitated the sale of Esplanade, a life sciences campus in the University Town Center submarket of San Diego. Newmark's Brunson Howard, Rick Reeder, Brad Tecca, Kevin Shannon and Tanner Harris represented the seller.
FINANCING
Affinius Capital originated a $107M loan to finance the ground-up construction of Adept Ontario, a residential and retail development adjacent to the Toyota Arena in Ontario. The loan was co-originated with Bank OZK and was provided to Adept Urban Development. The financing was arranged by Marcus & Millichap Capital Corp.'s Stefen Chraghchian.
Adept plans to build a five-story property with 384 residential units and 26K SF of retail. The residential component will offer a mix of studios, one-bedrooms and two-bedrooms. When complete in the first half of 2027, the project will feature two resort-style pools, a fitness center, a clubhouse and coworking areas.
