This Week's LA Deal Sheet: 200 Apartments Coming To Torrance
Legacy Partners and asset manager DWS Group have broken ground on Soto, a 200-unit apartment complex in Torrance. The five-story development at 3863 Carson St. is adjacent to the Del Amo Fashion Center.
The complex was designed by Architects Orange and features a mix of 200 studio, one- and two-bedroom apartments ranging from 633 SF to 1,118 SF. Property amenities will include a rooftop pool and amenity deck with a fitness center, a resident clubhouse, a coworking area and two courtyards with pedestrian access from the street.
Construction is expected to complete in summer 2027. Westport Construction is the project’s general contractor.
PEOPLE
Slatt Capital has hired Maura Hudson as its new chief marketing officer. Hudson brings more than three decades of experience in marketing, research and technology leadership within the commercial real estate and financial services industries. Prior to joining Slatt Capital, Hudson served as senior vice president and head of the brand, insights and innovation group for Colliers.

CBRE hired Patrick Church as executive vice president in Los Angeles. Church will continue his work in the life sciences sector as well as pivoting back to the office sector. He will specialize in both landlord and occupier advisory services and leverage his expertise within the education sector. Church rejoins CBRE after an 11-year run with JLL, where he served as managing director on the West Coast Life Sciences team.

Kidder Mathews promoted Darren Tappen to regional president of brokerage for the company’s Greater Los Angeles, Southern California and Arizona markets. He will oversee 215 brokers across eight offices and be responsible for recruitment, business development, client relationships and integration across service lines.
Tappen brings more than 24 years of commercial real estate experience. He joined Kidder Mathews in 2015 when the firm opened its Phoenix office with just eight brokers and one staff member. Since then, he has played a pivotal role in its growth to 46 brokers, six appraisers, two senior property managers and 15 support staff.

Kidder Mathews also named Darrell Levonian managing director in Century City, leading the office’s 30 brokers. Levonian joined Kidder Mathews in 2018 to lead the launch of the Century City office, bringing with him more than 20 professionals from Charles Dunn Company, where he previously served as president and executive managing officer.
SALES
Bolour Associates Inc. acquired a neighborhood retail center for roughly $6.6M. The value-add investment opportunity sits at the northwest corner of Hyperion Avenue and Rowena Avenue/Glendale Boulevard, in Silver Lake.
Totaling approximately 10K SF, the property sits on a signalized corner within a Los Angeles State Enterprise Zone. It is surrounded by popular grocery tenants, including Trader Joe’s, boutique retailers, restaurants and bars. The asset is currently 50% leased.
LEASES
CBRE facilitated a roughly 30K SF, full-building lease for the Atria Health Institute, a membership-based preventive health care organization, at 136 South El Camino Dr. in Beverly Hills. The property will be Atria’s first West Coast flagship location.
CBRE’s Jeff Pion, Michelle Esquivel-Hall, and Drew Pion represented the landlord, ARKA Properties Group, Inc., a private, family-owned real estate investment company based in Beverly Hills and operated by the Kaplan family. Mike Mathias and Luke Raimondo of Cushman & Wakefield represented Atria.
CONSTRUCTION AND DEVELOPMENT
Allied Commercial completed its conversion and restoration of an 85-year-old post office at 1601 Main St. in Venice to an approximately 24K SF creative campus for media and events.
The site is now the headquarters of the Lighthouse Creative Group and serves as an event space with dedicated artist studios, collaborative workspace, production offices and production facilities. Additional features include a theater, recording studio, podcast suites, coffee shop and garden.
