East End Studios Opens Soundstage Complex In Boyle Heights: The Los Angeles Deal Sheet

The 255K SF East End Studios project opened this week alongside the Sixth Street Bridge and the Los Angeles River in Boyle Heights. The project features five soundstages ranging from 14K SF to 36K SF as well as production offices and support space. East End also opened a campus in Glendale about a year ago that is about 97K SF with two soundstages.

The Klabin Co./Corfac International represented the buyer, an undisclosed local private investor, in the $123M acquisition of a 265K SF, Class-A industrial building at 588 Crenshaw Blvd. in Torrance. Link Logistics sold the property.

The Klabin Co.'s Tyler Rollema and Matt Stringfellow represented the buyer. The buyer’s search focused on acquiring a Class-A building in Torrance larger than 250K SF, a rare opportunity in the South Bay industrial market.

CBRE arranged the off-market sale of Ayan on Wilshire, a luxury coliving community located at 6401 Wilshire Blvd., for Madison Realty Capital. The sale price was not disclosed. 

CBRE’s Derrek Ostrzyzek, Rachel Parsons, Kenji Thomas and Mike Murphy represented the seller in a prestabilized transaction. The building is an 18-story, 112-unit high-rise containing 325 fully furnished residences.

Cypress West Partners in joint venture with TPG Angelo Gordon announced the acquisition of a medical outpatient building in Chino Hills. The JV bought the two-story, 41K SF building at 2140 Grand Ave. from an undisclosed seller represented by CBRE. The multitenant asset is 94% leased and anchored by credit tenant Pomona Valley Hospital Medical Center.

LEASES

Pentland Brands, the parent company of swimwear brand Speedo, announced it will relocate its North American headquarters from Cypress to Long Beach in summer 2026.

The company's new space will span 25K SF in a building at Kilroy Realty-owned campus Aero Long Beach at 3750-3900 Kilroy Airport Way. The space will accommodate more than 130 employees and serve as the central hub for Pentland’s operations. 

CONSTRUCTION AND DEVELOPMENT

R.D. Olson Construction broke ground on a $33M senior living facility in Arcadia. The 108K SF project will bring 100 units of assisted living and memory care apartments with features to support the longevity of seniors, such as secured outdoor areas and sensory-friendly design. 

FINANCING

JLL Capital Markets secured $31M in construction takeout financing for Onyx on Park, a newly delivered, 71-unit multifamily community in San Diego.

JLL represented the borrower, Onyx on Park LLC, and joint venture equity partner Diversyfund in arranging the three-year, floating-rate nonrecourse loan. Loan proceeds were used to retire the original senior and mezzanine construction loans, fund lease-up and stabilize the asset. JLL also arranged the original 80% loan-to-cost construction loan package.
