Spaces Reveals Renderings For Office Redesign In CityCentre

Spaces CityCentre is ready to undergo its transformation from Regus to provide the office flexibility that more tenants want. It will more than double its footprint at 800 Town & Country Blvd. and offer private, shared and coworking space in West Houston. 

As more coworking brands continue to enter the Houston market, the competition is robust but the demand is also high, IWG Area Sales Manager Terrance Hines said. Tenants expect amenity- and community-driven spaces, but many still prefer private offices. Spaces will provide a wider range of pricing packages and short-term lease options than the current Regus offering in Midway's CityCentre One building. 

"We have been asking for this for a while," Hines said. "We want to maintain the reputation we have built. We won't let those companies take us out. We have to move forward." 

With more than 30 years in the business, IWG, the parent company of Spaces and Regus, will occupy 54K SF between the third and fifth floors. Regus currently manages private offices and two meeting rooms on the third floor. 

Phase 1 will build out the fourth and fifth levels. Construction is scheduled to start in late March and wrap up in July. Phase 2 will redesign the third floor and construction will begin shortly after Phase 1 is completed.  

The fifth floor will serve as the hub, and the front desk will relocate there from the third floor. The build-out will include a bigger café, meeting and conference rooms, phone booths, soft seating, open and private coworking, community tables and high coworking seating. The renovations will also include IT infrastructure upgrades throughout.  

The new design is modern, slick and community-driven, Hines said. It features wood paneling, floor-to-ceiling windows and the private offices feature semi-frosted windows and door to allow more natural light. 

This marks the second Spaces location in Houston. The first is one at Kirby Grove, also developed by Midway. The company has announced a location at Midway's GreenStreet in Downtown Houston as well.
