Houston-Based PinPoint Commercial To Develop 6 Senior Housing Projects In Suburbs

More senior housing options are coming to the Houston suburbs. 

In addition to Ivy Point Kingwood to be delivered early next year, PinPoint Commercial intends to develop five additional apartment complexes aimed at residents age 55 and up, according to the Houston Chronicle.

Future locations include Cypress, Richmond, Friendswood and The Woodlands in late 2019 and early 2020. 

The portfolio, which contains more than 850 units, will feature one- and two-bedroom floor plans from 655 to 1,293 SF and amenities such as fitness centers, resort-style swimming pools, wine and coffee bars and media/ game rooms. 

Similar to other senior housing programs, PinPoint Commercial will offer a range of classes, such as water aerobics, and schedule outings for residents that will be included in the monthly rent. 

“The focus of what we’re doing is presenting the resort lifestyle to folks who have never lived in a resort before,” PinPoint Commercial principal and active adult lead Iggy Grillo told the Houston Chronicle. 

He said the suburban locations were chosen to capture the growing demand from baby boomers and empty nesters wanting to downsize or eliminate house maintenance, or those seeking to live closer to children and grandchildren. 

Catering to the maturing generation and aging senior living inventory, brands are investing in new housing options. Some focus on the more active seniors, some specialize in memory care or assisted living, while others spotlight luxury amenities.

In June, Hines and Sentio Investments teamed up to create a senior housing investment platform. Traditional Senior Living broke ground last month on The Tradition-Woodway, a 23-story, high-rise rental community at 6336 Woodway Drive in Houston. It is slated to open in April 2020.
