Stream, Braun Enterprises Complete Montrose Boutique Office Renovation
Stream Realty Partners and Braun Enterprises finished an exterior and interior overhaul of a vacant office building at 2120 Montrose Blvd.
The entire 11K SF Class-A building was previously occupied by Manhattan Construction Co., which moved its Houston office to 9300 Bamboo Road in August 2024, according to its website.
The renovation of 2120 Montrose added four move-in-ready spec suites ranging from 2,402 SF to 3,270 SF, according to a press release from Stream. The suites can be combined for 11,063 SF of contiguous space.
The renovated facade and Class-A finishes throughout are designed to appeal to tenants seeking efficient, design-forward space, and the building offers signage opportunities along Montrose Boulevard, according to the release.
Braun Enterprises, a Houston‑based commercial real estate firm specializing in the redevelopment and repositioning of well‑located Texas assets, owns the property and tapped Stream for leasing services in July.
“2120 Montrose offers tenants a unique blend of location, visibility, and upscale design,” Stream Vice President Adam Ross said at the time. “It’s the perfect fit for companies that want to be somewhere with character, immersed in Houston’s cultural core with the convenience and quality that modern office users demand.”
Stream's Parker Noble and Ross are handling leasing for the landlord.
Braun Enterprises has acquired and redeveloped more than 4M SF of commercial real estate since 1989, with projects including 53 West near The Galleria, which now has a food hall, restaurants and coworking space. Braun also has a coworking concept, Urban Office, which opened its 14th location in July.
