Equus Acquires 193k SF Houston Office Building

One Sugar Creek in Sugar Land, Texas

Equus Capital Partners has acquired One Sugar Creek Center in the Sugar Land area of Houston. The 11-story, 193k SF building is on 4.5 acres along the north side of US-59 at its intersection with South Dairy Ashford Road. “This transaction provides the opportunity to acquire a best-in-class suburban office asset in a location with an expanding array of amenities, along with excellent access to the vast and desirable Houston employment base,” said Equus director of investments Kyle Turner. Turner oversaw the transaction along with SVP Roy Perry. The property is 89% occupied and includes a surface parking lot and attached four-level parking garage. Equus plans upgrades, including a building concierge, conference center and tenant lounge.
