Greenspoint Place Keeps Tenant, Changes Look

American Bureau of Shipping (ABS) is sticking with Greenspoint—it renewed its lease in Greenspoint Place and expanded by 30k SF, bringing it to 259k SF in the property. Colvill’s Damon Thames repped the landlord (Hines and GM) with Chip Colvill—he tells us it grew by almost two floors in Greenspoint 2 (16825 Northchase). Now ABS occupies the entire ABS Plaza building (16855 Northchase Dr), space in Greenspoint Place 2, and retail space in Gallery 1. ABS has already officed at Greenspoint Place for two decades. James Arket & Co’s Jim Arket and Mona Williams repped the tenant.

Hines also announced it will reposition Greenspoint Place; Damon says it wants to build a campus atmosphere by adding amenities to tenants, including a fitness center and state-of-the art conference center. (That means you all have to step up your powerpoint game.) Hines has already added more park space with outdoor seating and Wi-Fi. Damon tells us the changes are looking forward to Exxon’s staggered exit—it’ll roll out of GP 5 and part of GP 4 in Q4 of this year. It’s the first time in a long time a sizable block has freed up, and the Colvill team is already getting significant interest; Damon’s fielding inquiries from 10k to 200k SF almost daily.
