The site at 3001 W. 11th St., near Ella Boulevard, north of Interstate 10 and south of Interstate 610, is adjacent to another 40 acres that McNair owns, according to a news release.

McNair has identified that land for future development opportunities, which could eventually include the repurposing of steel-framed factories dating back a century, the release says.

The complex will feature maximized green space and outward-facing units and follows McNair Interests’ On the Trails community, part of the 24-acre lakefront enclave on Deerwood Road in the Westchase District.

“McNair Interests has been intentional in creating an environment at 3001 W. 11th that is both seemingly off the beaten path, yet in the middle of everything,” Drew Steffen, senior vice president of the firm’s real estate development and investment team, said in the release. “This is not an inward-looking box and courtyard building, but a community of outward-facing gardens in between living areas.”

The yet-to-be-named five-story complex will have a mix of one-, two- and three-bedroom units averaging 813 SF. Amenities will include electric vehicle charging, coworking space with meeting rooms and pods, a dog park, a rooftop deck and a pool with cabanas and grilling areas, the release says.

The architecture of the complex nods to the mix of modern and industrial counterpoints intended for the new development, according to the release.

Houston-based architect Munoz + Albin designed the community, The Preston Partnership from Atlanta is the architect of record, Dallas' Ink + Oro designed the interiors, and Cadence McShane Construction is the general contractor.
