Growth in East Houston is continuing to be fueled, this time by $50B worth of petrochemical investment. To tap into the area's ascension, KM Realty is proposing a 146-acre mixed-use development on prime frontage parcels along I-10. 

Known as the Fitzgerald Tract, the land has long been targeted as a potential development site. The Baytown 2025 Comprehensive Plan identifies the intersection as a prime area for the future development of commercial and high-density residential. 

Directly across from the site sits a new 500K SF development featuring Walmart, Texas-based ShowBiz Cinemas and a number of national retailers, service providers and restaurants such as Chick-fil-A, Wendy’s and Whataburger.

"We’ve had a number of meetings with the City of Baytown and the Economic Development Foundation, our engineering team from Kimley-Horn has set forth a course of action and now we’re excited to begin an attractive large-scale planned development,” said Randy Keith, managing principal of Houston-based KM Realty Advisors, the site’s developer and general partner.

The company aims to bring in a grocer and land more entertainment, fitness and restaurant options, KM Realty's Steven Stone said. It is also looking at residential and hospitality components.

“Having been involved with the project for some time, and seeing the success of the adjacent developments, we know there is currently a strong demand in the market from a number of users," Stone said.
