The Walsh & Albert Co. and Metal Zinc are set to open a 195K SF office and commercial HVAC manufacturing complex in the Tomball Business & Technology Park.

Walsh & Albert Co., founded in 1982 by Pete Walsh, specializes in furnishing commercial HVAC ductwork for office buildings, hospitals, schools, hotels, labs and prisons. Metal Zinc is a sister company established in 2016 to provide HVAC sheet metal products for commercial and single-family residential markets. 

“When Metal Zinc was founded eight years ago, we thought we were going to be in the building for at least ten years, however, we have outgrown our current plant in Houston, Texas,” Metal Zinc President Ryan Walsh said in a news release. “Our new home in Tomball gives us the location and space we need to continue expanding.” 

The building is the latest addition to the 100-acre Tomball Business & Technology Park owned by the Tomball Economic Development Corp. The final 18 acres available in the park sold in June 2023 to become Walsh & Albert's new home.

The company owns the building, in line with a trend of manufacturers and other industrial occupiers increasingly buying properties instead of leasing.

PEOPLE

Eric Siegrist, Amanda Nebel and J.P. Hutcheson joined Cushman & Wakefield’s Houston office agency leasing team. Siegrist joins as executive managing director while Nebel and Hutcheson join as executive directors. 

Siegrist, Nebel and Hutcheson join Cushman & Wakefield from Parkway Properties. The trio has closed nearly 9M SF of Houston office leasing transactions since 2017.

Transwestern named Jason Moersch executive managing director of business intelligence, innovation and technology. Moersch will lead the firm’s data strategy, digital transformation and technology infrastructure.

Moersch has more than 20 years of information technology and consulting experience. He joined Transwestern’s Technology Services group in 2016. 

Chuck Briese, who has worked alongside Moersch, was promoted to the role of senior vice president of technology services and information security. 

LEASES

Fort signed a 33K SF lease at 16623 Aldine Westfield Road in Houston. The landlord, Fort, was represented in-house by Ryan Young.

CONSTRUCTION & DEVELOPMENT

Port 225 Commerce Center

Angler Construction completed work on Port 225 Commerce Center. The 26-acre site was developed into a two-building, 484K SF industrial park at Beltway 8 and State Highway 225. Port 225 was built for GTIS Partners and is its first project in the Houston area. Powers Brown Architecture is the lead architect and Langan is the project’s civil engineer.

Landmark Properties completed the first phase of construction at The Everstead at Conroe, a 23.5-acre build-to-rent community at 7711 Longmire Road in Conroe. Upon completion, the community will have 56 two-bedroom and 134 three-bedroom homes and townhomes. 

The Everstead at Conroe was developed by Landmark Properties in a joint venture with partner Open House Group Co. Ltd. Financing was provided by Wintrust. Landmark Construction, the construction arm of Landmark Properties, served as general contractor.

Whitestone REIT commenced a renovation of Lion Square, a 118K SF shopping center in Houston’s Asiatown. Whitestone engaged Michael Hsu Office of Architecture to upgrade the property’s design and curb appeal by integrating modern aesthetics with traditional Chinese and Vietnamese architectural influences.

Upgrades will include new greenery, sustainable irrigation systems, security, lighting enhancements and walkability upgrades. Lion Square is at the intersection of Bellaire Boulevard and Wilcrest Drive and draws more than 2 million visitors each year.
