This Week's Houston Deal Sheet: Baytown Park Secures Year's Largest Rail-Served Industrial Deal
TGS Cedar Port Partners leased the full 496K SF of TGS Cedar Port DC 2 to an unnamed tenant in Houston's largest rail-served industrial deal of the year, according to Partners Real Estate.
DC 2 is within the TGS Cedar Port Industrial Park at 4407 E. Grand Parkway S. in Baytown.
TGS Cedar Port is also preparing to break ground on DS 5, a 609K SF distribution center that can be expanded to more than 900K SF.
TGS Cedar Port Partners was represented by John Simons, Gray Gilbert and Chris Haro of Partners Real Estate.
PEOPLE
Gonzalo Echeverría joined TBG Partners as principal and director of design for TBG's urban design and planning studio. Echeverría will lead design direction for community-focused projects across TBG’s four offices. He has nearly 30 years of international experience, with expertise across Latin America, North America and Europe.
Most recently, Echeverría was director of design and planning at McCord Development, where he led the 4,300-acre Generation Park master plan in Houston.

Moody Rambin promoted Susan Lazar and Nneka Kimble to senior property managers in its property management division. Lazar began her career in leasing in 2003 and transitioned to property management in 2006. She leads management of Moody Rambin’s Town Centre One and Town Center Two office high-rise developments in Town & Country Village.
Kimble has been in property management since 2010. She oversees a team responsible for managing 527K SF of office and retail.

Beyond Richmond Office LLC, an international investment firm headquartered in Irvine, California, acquired two office properties totaling 296K SF in Houston’s Westchase submarket. The buildings are the eight-story, 177K SF 9800 Richmond Ave. and the six-story, 118K SF 11000 Richmond Ave.
Beyond Richmond Office's capital improvement plans entail modernizing the main lobby and bringing in food choices to both buildings, plus a café in the 9800 building. Coworking space will be added to the seventh floor at 9800 and the fourth floor at 11000.
Avison Young’s Wade Bowlin and Marti Grizzle will oversee leasing of the buildings, which are about 50% vacant.
CONSTRUCTION AND DEVELOPMENT
Radom Capital and MetroNational broke ground on Greenside, a mixed-use development within Memorial City, north of Interstate 10. Greenside will offer 35K SF of leasable space in three buildings for retail, restaurants and service providers surrounding an acre of green space.
About 75% of the square footage is in various stages of lease negotiations with food, fitness and wellness operators, according to Radom’s Barton Kelly, who is overseeing leasing.
Greenside’s design was conceived by Michael Hsu Office of Architecture. Endurance Builders is the general contractor. Greenside is expected to be turned over to tenants for build-out in the first quarter of 2026 and be completed within that year.
