This Week's Houston Deal Sheet

Cambridge Properties and United General Hospital have completed the largest lease yet at 7501 Fannin, with United General Hospital committing to a 44K SF lease at the 195K SF Class-A medical building in the Texas Medical Center.

NAI Partners’ Zach Leger, Jacob Aldridge and Rani Jones represented Cambridge Properties. Greenberg & Co.’s David Greenberg represented United General Hospital. NAI's office project leasing team took over the leasing assignment late last year, looking to boost occupancy after the bankruptcy of one of the tenants. 

"This lease backfills a significant portion of the vacancy left by the bankruptcy of Foundation Surgical Hospital, and boosts occupancy at 7501 Fannin by almost 25%,” Leger said. 

LEASES

Auto Zone has ground-leased 28K SF in Cross Creek Commons, at the intersection of FM 1463 and South Fry Road in Fulshear. NewQuest Properties' JJ McDermott represented the landlord. Independent broker Edwin Williams represented the tenant.

The Nations Law Firm has expanded its operations with a full-floor lease of 21K SF at 9703 Richmond Ave. Keen Realty's Payton Indermuehle and Gloria Casimir represented the landlord, Tass Realty. Nations Law Firm was self-represented.

Houston Realty Advisors’ Ed Ayres represented Oscar and Associates in a 2,300 SF lease with Metro National Corp. for its space in the NEXEN Tower at 945 Bunker Hill Road. Brad MacDougall represented the landlord in the renewal and relocation to the sixth floor.

SAI BK Traders Corp. leased 4,400 SF at 10643 Haddington Drive in Houston. Moody Rambin’s Chris Ochterbeck and Jim Autenreith represented the building owner.

Lee & Associates’ Robert LaCoure represented Family Endeavors in a 24K SF office space lease at 3010 Briarpark Drive in Houston. Savills Studley’s Jennifer Jordan represented the landlord, MHWirth.

On behalf of Klevenberg USA Inc., JLL’s Ryan Fuselier and Travis Secor negotiated a 44K SF industrial renewal at East Belt Business Park in Pasadena. CBRE’s Faron Wiley represented the landlord, PPF Industrial.

Con RE signed a long-term lease on 18K SF of office/warehouse space at 1220 Telephone Road. First Houston Properties’ Jonathan McDaniel and Patrick McKiernan handled the negotiations.

Lee & Associates’ Drew Lewis represented the landlord, Griffin Partners, in a 9K SF office lease extension at 18050 Saturn Lane. The tenant, Maxim Insurance Services, represented itself.

Loop Central

HFF, led by Jeff Hollinden and Cameron Cureton, completed the sale and acquisition financing of Loop Central, a three-building, Class-A office complex totaling 574K SF in Houston. The HFF team represented the seller, TIER REIT, and procured the buyer, Griffin Partners.

FINANCING

HFF’s Kelly Layne secured financing for 1218 Jackson, a recently renovated, 26-unit, garden-style apartment complex in Houston’s Montrose neighborhood.
