This Week's Houston Deal Sheet

There will be no Irish goodbyes from The Harp on Richmond. The local favorite was put up for lease. The Irish pub known for the homey atmosphere and welcoming regulars at 1625 Richmond Ave. will officially close after the end of February.

Ireland native and the bar's owner, Declan Plunkett, is retiring — but not before a week-long party.

"We might sell some of the stuff off the walls for people who have been such dedicated patrons," Plunkett told the Houston Chronicle.

Once The Harp closes, Braun Enterprises will update the space as well as the former Texas Shrimp Shack next door in hopes of finding two new tenants for the popular Montrose location. Braun Enterprises recently completed a similar conversion when the Heights' Jimmy's Ice House closed to make way for Bobcat Teddy's Icehouse.

Marcus & Millichap’s Lisa Hankamer, Chris Gomes, Allan Miller and Doug O’Toole completed the sale of Hobby Airport Development site, 75K SF of land in Houston near Hobby Airport on Hinman Street.

The J. Beard Real Estate Co.’s Neal King and Jeff Beard represented SKLK in the disposition of 209 acres along Highway 290 in Hempstead. The property is operated as the Legendary Oaks Golf Course and Recreation Center. Sunet Group’s James Luo represented the buyer, CGE International.

NewQuest Properties' Dav Ramsey represented the seller, Highland Management, in the disposition of 255 acres along CE King Parkway south of Garrett Road in Houston. Frey-Young’s Westy Young represented the buyer, Houston Copart Salvage Auto Auction.

Boxer Property’s Bethany Dena secured a 15K SF renewal and expansion with Preferred Engineering at 1322 Space Park Drive in Clear Lake. Dena dealt directly with Preferred Engineering.

Harris Health subleased 18K SF of office space from Ocwen Financial Corp. at 4828 Loop Central Drive in Houston. Ocwen relocated and consolidated into 9K SF of office space at 5177 Richmond Ave. JLL’s Louis Rosenthal represented Ocwen in both transactions. Brad Sinclair represented PMRG, the landlord at 5177 Richmond.

FINANCING

Port 10 Logistics Center aerial rendering

JLL’s Capital Markets team secured $65M in financing on behalf of Pontikes Development. The financing will be used to develop the first phase of the Port 10 Logistics Center near Port Houston. First Tennessee Bank provided the first lien, while Nationwide provided mezzanine financing. JLL's Paul House, James Brolan and Jonathan Paine led the JLL team.

HIRES/PROMOTIONS

Kirksey announced three major promotions. David Dalton, Russell Wooten and Scott Tibiletti have all been promoted to vice president/owner.

Nick Terry joined NAI Partners as a senior associate in the company’s office tenant representation group.  

DEVELOPMENT

Boxer Property is undertaking a $3M renovation at 8100 Washington Ave. in the West Loop area. Upgraded interior features will include a completely redone lobby area, renovated first- and second-floor common areas, renovated restrooms and the installation of new artwork and furniture.

OTHER

Stream was awarded leasing and management of 8665 New Trails Drive in The Woodlands submarket. The building totals 63K SF and is 100% leased. Stream’s Woodlands leasing portfolio now totals nearly 1M SF.
